TCS Signs Mega 1.75 Million Sq. Ft. Office Lease in Bengaluru
Tata Consultancy Services (TCS) is expanding its footprint in Bengaluru with a major lease agreement at Sattva Knowledge Point in Yeshwanthpur. According to real estate analytics firm Propstack, the IT giant has leased a whopping 1.75 million sq. ft. of office space from Darshita Southern India Happy Homes Pvt. Ltd.
The deal comes with a monthly rent of ₹15.37 crore, which works out to ₹87.73 per sq. ft. The lease tenure is five years, with a security deposit of ₹25 crore.
Campus Details and Occupancy
TCS will occupy two towers on the campus:
- Tower A: 3 basements + ground + 10 floors
- Tower B: 2 basements + ground + 12 floors
The lessor received the occupancy certificate for the property on April 8, 2025. The lease also includes a 14% rental escalation every three years and an option for renewal for an additional five years.
This move reflects TCS’s strategy of consolidating operations into large, campus-style facilities, allowing for centralized operations, better infrastructure, and enhanced collaboration.
How This Fits Into TCS’s Bengaluru Expansion
This Yeshwanthpur deal comes shortly after TCS signed a 15-year lease for 1.4 million sq. ft. at Neeladri Road in Electronic City. In that lease, TCS is paying a monthly rent of ₹9.31 crore, with a 12% escalation clause, resulting in a total outgo of around ₹2,130 crore over the lease period.
Together, these two transactions highlight TCS’s focus on large-scale offices in Bengaluru, strengthening the city’s role as a critical hub for the IT major’s operations.
Bengaluru Office Market Sees Big Leases in 2025
TCS is not alone in taking large office spaces this year. 2025 has been a busy year for office leasing in Bengaluru:
- Amazon Development Centre India and Amazon Seller Services: Leased over 1 million sq. ft. in North Bengaluru in June at ₹6.1 crore per month.
- Apple India: Signed a 10-year lease for roughly 2.7 lakh sq. ft. in August, with a starting monthly rent of ₹6.3 crore. The total cost, including rent, parking, and maintenance, is expected to exceed ₹1,000 crore over the lease term.
- BlackRock: Leased 143,000 sq. ft. at KNG Tower 1, Ashok Nagar, in September, in a deal valued at ₹410 crore.
These transactions underscore the continued demand for premium office space in Bengaluru, especially from IT and global technology companies.
What This Means for Bengaluru
The rise in mega leases reflects Bengaluru’s growing importance as a tech and corporate hub. Large campus-style facilities like TCS’s Yeshwanthpur campus are becoming the preferred choice for IT companies, enabling:
- Centralized operations and better team collaboration
- State-of-the-art infrastructure and amenities
- Flexibility to expand as business grows
Experts believe that such large-scale leases will continue to drive office space development and increase rental values in key IT corridors of the city.
